Tile roof underlayment replacement

Range: $9,000 - $18,000 for a typical AZ home (1,800-3,000 sq ft).

This is the most common tile roof project in Arizona. The tiles themselves last 50+ years; the underlayment beneath only lasts 20-25. We pull the existing tile, replace the underlayment, and re-lay the same tile. You save 30-40% vs. a full tear-off.

Full tile roof replacement

Range: $22,000 - $45,000+ depending on tile type and home size.

What changes the price

  • Roof complexity: Steeper pitches, more valleys, more penetrations (vents, skylights, chimneys) = higher labor.
  • Multiple existing layers: Tear-off and disposal of old materials adds cost.
  • Decking damage: If we find rotted or damaged decking under the old roof, that's repair work on top of the new install.
  • HOA requirements: Some HOAs require specific tile profiles that cost more.
  • Time of year: Pre-monsoon (March-May) is the busiest season. Off-season (October-February) often has more flexibility.
