The honest framework
Roof pricing in Arizona depends on three things: square footage of the roof (not the house), the material, and the complexity (number of penetrations, slope, accessibility, removal of existing layers). Anyone giving you a price without seeing the roof is guessing - but we can tell you the ranges that real jobs land in.
All numbers below are based on jobs North Canyon Roofing has quoted or completed in 2026 across Arizona. Your actual number depends on your specific roof.
Tile roof underlayment replacement
Range: $9,000 - $18,000 for a typical AZ home (1,800-3,000 sq ft).
This is the most common tile roof project in Arizona. The tiles themselves last 50+ years; the underlayment beneath only lasts 20-25. We pull the existing tile, replace the underlayment, and re-lay the same tile. You save 30-40% vs. a full tear-off.
Full tile roof replacement
Range: $22,000 - $45,000+ depending on tile type and home size.
New tiles, new underlayment, new flashing, new ridge caps. Concrete tile is on the lower end; clay tile and premium profiles run higher.
Asphalt shingle replacement
Range: $9,500 - $20,000 for architectural shingles on a typical AZ home.
Heat-rated 30-year architectural shingles are the standard. Impact-resistant (Class 4 IR) shingles add roughly 15-20% but often save you that on insurance discounts within 5 years.
Foam roof installation (SPF)
Range: $6 - $12 per square foot.
For a typical 1,500 sq ft flat roof, that's $9,000 - $18,000. Includes foam application plus silicone topcoat. This is the right system for most flat AZ roofs.
Silicone re-coating an existing foam roof
Range: $3 - $5 per square foot.
If you already have a foam roof and it's structurally sound, a fresh silicone topcoat extends its life by 10-15 years for a fraction of replacement cost. The cheapest way to get another decade out of a flat roof.
Metal roofing
Range: $12 - $20 per square foot installed.
Standing-seam metal is the premium option. Higher upfront but warranties run 30-50 years - often the last roof your home will need.
Roof repairs (small jobs)
Range: $400 - $2,500 for typical leak repairs and storm patches.
Small leaks, missing tiles, damaged flashing, ridge cap repair. We'd rather fix a $600 problem than upsell you on a $20,000 replacement you don't need.
What changes the price
- Roof complexity: Steeper pitches, more valleys, more penetrations (vents, skylights, chimneys) = higher labor.
- Multiple existing layers: Tear-off and disposal of old materials adds cost.
- Decking damage: If we find rotted or damaged decking under the old roof, that's repair work on top of the new install.
- HOA requirements: Some HOAs require specific tile profiles that cost more.
- Time of year: Pre-monsoon (March-May) is the busiest season. Off-season (October-February) often has more flexibility.
How to get an accurate number
