Why does my flat roof keep leaking?
Almost always: the visible leak is downstream of the actual source. Water travels along seams and joists. Patching where it's wet rarely fixes the issue.
Should I repair or replace?
If the roof is under 15 years old and the leak is localized, repair. If it's older and you're seeing multiple leaks, replacement is usually more cost-effective.
How long does a flat roof repair last?
A proper foam-and-silicone patch with full prep should last 10+ years. Bandaid patches with cheap mastic last a season.
