Why this matters
The 5 most expensive roof problems we see almost always started as something a homeowner could have spotted from the ground 6-12 months earlier. Catching them early often means a $400 repair instead of a $4,000 one - or a $4,000 repair instead of a $20,000 replacement.
Here's what to walk around your home and look for. Takes 5 minutes. Do it pre-monsoon (May) and post-monsoon (October) every year.
Sign #1: Visible missing or shifted tiles
Walk around your home and look up at the roof from each side. Missing tiles, slipped tiles, or visible gaps in the ridge line are obvious signs. Even one missing tile lets water under the underlayment - which fails fast in AZ heat.
Sign #2: Granules in your gutters or at downspout outlets
This applies to shingle roofs. Asphalt shingles shed granules over time, but heavy granule loss at the downspouts means the shingles are aging out. If you can scoop a handful of granules from your gutter, your roof is talking to you.
Sign #3: Stains or discoloration on exterior walls below the roof line
Water that gets past your flashing has to go somewhere. Streaks, stains, or efflorescence (white powder) on stucco walls below the roof = water is finding a path it shouldn't.
Sign #4: Sagging or uneven ridge line
Stand at the corner of your home and sight along the roof's ridge line. It should be perfectly straight. Any sag = structural issue (rotted decking, water damage to roof structure). This is urgent.
Sign #5: Interior ceiling stains
Yellow, brown, or grey discoloration on your ceiling - especially after a monsoon - is water that already got through. By the time it shows on the ceiling, it's been getting in for weeks. Don't paint over it; find the source.
Sign #6: Higher-than-usual energy bills
If your AC is working harder than your neighbors' (similar home, similar setup), the roof might be the reason. Failed insulation, lost reflective coating on a foam roof, or an aging roof structure all show up on the SRP/APS bill before they show up visually.
Sign #7: Daylight visible from inside the attic
If you have attic access, go up there during the day and turn off the lights. Any visible daylight = a hole in your roof. Same for visible water stains on the underside of the decking.
What's NOT a problem
A few things homeowners panic about that usually aren't urgent:
- Mild discoloration on tile roofs: Mineral staining is cosmetic. Doesn't affect roof performance.
- One or two cracked tiles: Easy spot repair. Not an emergency.
- Faded shingle color: If granules are still in place, fading is fine.
- Birds on the roof: They're fine, unless they're nesting in your vents.
When to call
